Renovating in Den Bosch,
close to home
Den Bosch, officially 's-Hertogenbosch, is one of the oldest cities in the Netherlands, and one of the closest to our base in Waalwijk. That makes it one of the places where we work most. More and more of our clients here are internationals: people working at the university's data science institute, in the region's companies, or commuting to Eindhoven or Utrecht from a city with a real old centre.
We handle full renovations, extensions, dormers, roof extensions and bathrooms, all with our own team for building, electrics and installation. Joeri Boers is your contact throughout, in English.

Old Den Bosch and new Den Bosch
Few cities in Brabant have such a varied housing stock. The centre around St. John's Cathedral is a protected townscape, with canal houses and listed buildings where every change to the facade or roof is checked closely. Around it are the loved pre-war neighbourhoods De Muntel, Hofstad and Het Zand, with 1920s and 1930s townhouses, bay windows and original details.
Further out are the big post-war districts like West and Maaspoort, and to the east Rosmalen and the new-build area De Groote Wielen. There the houses are younger, and the questions are about more space and better insulation rather than preserving character.
We have been building for 22 years with the same team of seven. We take on one large project at a time, so your renovation in Den Bosch gets our full attention from the first visit to the handover. The quote and the handover date are agreed before we start.

Your home renovation in Den Bosch
What the most common projects mean in a Den Bosch house.
Full renovation of a pre-war townhouse
In De Muntel, Hofstad and Het Zand, a full renovation nearly always involves the same work: insulating single brick walls, replacing wiring and pipework from another era, and floors without insulation. Keeping the character while adding comfort is the job. Count on 12 to 20 weeks for a house that is fully renovated. See our full home renovation page.
Extension in Den Bosch
For townhouses it is usually a bigger rear annex with sliding doors to the garden. In Maaspoort, Rosmalen and De Groote Wielen, an extension behind a terraced or semi-detached home. Up to 4 metres at the back is often permit-free, depending on the plot. Count on €2,000 to €3,200 per m². See our home extension page.
Dormer, roof extension or bathroom
A dormer is fitted in one or two days, a roof extension adds a full floor in 10 to 16 weeks. In the protected centre we check what is allowed for tiles, colour and frame profiles before we design. A complete bathroom costs €9,000 to €16,000.
House types in Den Bosch we renovate most
Den Bosch has a broad mix of houses. Per area, the work is different.

City centre, Uilenburg & Vughterstraat
Keeping character within the protected townscape
City centre, Uilenburg & Vughterstraat
Keeping character within the protected townscapeThe centre around St. John's, Uilenburg and the Vughterstraat is a protected townscape full of listed buildings. Renovating here happens within the rules of the municipality and its heritage and design committee. The task is usually twofold: keep the character and add modern comfort. Frames made to measure in the original profile, floor and wall insulation where possible, and respect for the old details. We arrange permits for the narrow streets and for loading and unloading in advance.
De Muntel, Hofstad & Het Zand
1920s and 1930s townhouses, character plus comfort
De Muntel, Hofstad & Het Zand
1920s and 1930s townhouses, character plus comfortThese are among the most loved neighbourhoods in Den Bosch, with townhouses that have bay windows, stained glass and original timber frames. Many are now getting their first real renovation: an open kitchen extension with sliding doors, a new bathroom, an attic turned into bedrooms, and better insulation without losing the character. We match materials and frame profiles to the original style.
Maaspoort, Rosmalen & De Groote Wielen
Post-war and new-build, growing and upgrading
Maaspoort, Rosmalen & De Groote Wielen
Post-war and new-build, growing and upgradingMaaspoort was built in the 1980s and 1990s, and many terraces there are now due for their first big upgrade: kitchen and bathroom, a dormer for a fourth bedroom, or an extension at the back. In Rosmalen and De Groote Wielen, families usually want to grow with the house: an extension or roof extension, and new frames with HR++ or triple glazing. Insulation can often qualify for the ISDE subsidy, and we help with that application.
