Renovating in Eindhoven as an international
Eindhoven grew fast in the twentieth century because of Philips, and you can read that history in its houses. Around the centre and in Stratum, Gestel and Strijp you find 1920s and 1930s houses with character and old installations. Woensel, the largest district, is mostly post-war terraces and family homes from the 1950s to the 1980s. And in Meerhoven, on the west side towards Veldhoven, the houses are from the 2000s, with a builder's basic finish that many owners now want to upgrade.
Most of the renovations we see here fall into three groups: an older house bought as a project and renovated before moving in, a family home that needs a bigger kitchen or an extra bedroom, and a newer house where the bathroom and the finish are simply too basic. For all three, the order of work and a clear budget matter more than anything.
We are based in Waalwijk, about 50 minutes from Eindhoven. Because we take on one large project at a time, our team is on your site every working day, not squeezing you in between other jobs. Joeri Boers, the owner, is your contact from the first visit to the handover.

Visit at your home
Joeri visits your house in Eindhoven, looks at the structure and installations and listens to what you want. You get an honest view of what is realistic for your budget.
Permit & quote
If a permit is needed, we apply to the municipality of Eindhoven through the national Omgevingsloket. You receive an itemised quote in English, with the price and handover date in writing.
One team on site
Building, NEN 1010 electrics and installation by the same team of seven. Joeri keeps you updated in English, and anything unexpected is discussed before we continue.
Handover & aftercare
We walk through the finished work together, fix the last points and hand over with a warranty on our work. After that, we stay reachable.

Full renovation of an older house in Eindhoven
In the 1930s houses of Stratum, Gestel and Strijp, a full renovation almost always includes the same things: new wiring and a new consumer unit, replacing old water pipes, insulating the floor, walls and roof, and often opening up the ground floor. For a terraced house of 100 to 120 m², count on €80,000 to €150,000 and 8 to 16 weeks. More on our full home renovation page.
Extension in Eindhoven
Post-war houses in Woensel and Tongelre often have deep gardens with room for 3 to 4 metres at the back, which is frequently permit-free. The kitchen moves into the extension and the old kitchen becomes living space. Count on €2,000 to €3,200 per m², fully finished. See our home extension page.
Dormer, roof extension or bathroom in Eindhoven
A dormer turns an attic into a bedroom or office in one or two days. A roof extension adds a whole floor to a flat-roofed house. And in Meerhoven's 2000s houses the bathroom is often the first thing to go. A complete bathroom costs €9,000 to €16,000.

Character and old installationsThe pre-war houses south of the centre are what many internationals fall for: high ceilings, bay windows, original details. They are also the houses with the most hidden work. Wiring without earth, lead or galvanised water pipes, uninsulated floors above a crawl space and single brick walls. We start by surveying all of that, then plan a renovation that keeps the character and adds the comfort. Where you want the ground floor open, we check which walls carry load and arrange the calculation for the steel beam.

Woensel & Tongelre
Post-war family homes with room to growWoensel is the largest part of Eindhoven, with terraces and family homes from the 1950s to the 1980s. The houses are practical and solid, and the gardens are often deep enough for an extension of 3 to 4 metres. In Tongelre and around the Achtse Barrier many homes have a flat roof, which makes them candidates for a full extra floor. Typical projects here: kitchen into an extension, a dormer for a third bedroom, and insulation that finally brings the energy label up.

Meerhoven & Strijp-S
Newer homes, basic finishesMeerhoven was built from the late 1990s onwards, and many houses still have the bathroom, toilet and finish the builder delivered. Those are fine, but basic, and after 20 years they are ready for replacement. We see a lot of bathroom renovations here, extensions for a bigger kitchen, and dormers on the back roof. Strijp-S is mostly apartments in former factory buildings, where the owners' association (VvE) has to approve work on walls and pipes. We help you prepare that request.
